As a homeowner, one of the things that is hard to plan for is home repairs – especially a new roof. The beginning of this year our family started through a course called Financial Peace University by Dave Ramsey and the principles taught have been a big plus for my family.

It seemed that every time we created a budget and started down the path to financial freedom, something happened to upset the apple cart. Have you had that happen to you? You have everything planned out and bam – the plumbing goes out, or you discover you need a new roof, and the entire budget does down the drain.

One of the principles that Dave teaches is having an emergency fund. I was very surprised to discover that the first principle – even before paying off debt – is to create a $1,000 emergency savings fund as soon as possible. This will give you some cushion for those smaller emergencies like roof repairs. Once this is established, then you need to add to your budget a small amount each month that can build up for when larger events happen.

  • Keep the trees timed around your home, especially the ones that hang over your roof. This will prevent damage to your roof during a storm.

    • Shingles on the ground
  • Water damage showing on your ceiling

Call your local roofing contractor as soon as you see signs of possible leaks. Early detection can be the difference between a minor repair and a full roof replacement.

Avoid power washing your roof. This is a procedure that needs to be done by a professional to remove roof algae and mold. If not done properly, pressure washing can damage shingles and flashing.

Do not allow neighborhood pests to live on your roof. If you see small animals or termites on your roof – make arrangements to have them removed immediately.

Have a roof inspection at least once per year. This will help prevent a minor repair from becoming a major budget buster.
